Transaction Coordinators

Our fully trained Transaction Coordinators are ready to handle all the closing details while keeping you and your clients up to date every step of the way.

Simply notify your Transaction Coordinator of your NEW contract.  Your TC will complete each step of the closing process along side you!

 

Here are a few things we do:

 

  • Notify all parties that your Transaction Coordinator is the central point of contact for all details pertaining to the closing and that the Closing Specialist is representing you.

 

  • Send contract and disclosures to client, opposite agent, Lender, closing agency, title company, attorney.

 

  • Follow all performance deadlines of the contract to include earnest money/trust money, inspections, appraisal, completion of repairs.

 

  • Coordinate and schedule all inspections as needed.

 

  • Complete settlement company agent paperwork as requested.

 

  • Contact and stay in touch with the lender, settlement company, agents, and clients.

 

  • Ensure that all paperwork is completed in a timely manner, received by all parties that are applicable, and turn the sales file into your Broker for compliance. 

 

  • Order home warranty if applicable and forward confirmation to settlement company.

  • Send your client instructions on Utility Providers.

 

  • Schedule walk through and closing, and coordinate & notify all parties.

 

  • Closing checklist sent to client with directions to closing attorney office, client responsibilities and required items for the closing (including what utilities to have turned on and by when).

 

  • Obtain copy of preliminary settlement statement and forward to agent for review.

 

  • Send clients a digital record of all contracts and paperwork concerning their purchase/sale with the agent's contact information included.

 

  • Provide Agent with completed digital files for his records.

 

This is just a few of the tasks we do.  Our goal is to get the contract to the closing table.
